Transaction Screen Assessment (TSA)

A cost-effective, limited environmental review designed for low-risk properties. TSA involves a site visit, interviews, and a review of readily available records to identify potential environmental concerns.

The TSA is a preliminary environmental review designed to identify any Recognized Environmental Conditions (RECs) or Potential Environmental Concerns (PECs) that could impact a property's value, use, or financing. Conducted in accordance with ASTM E1528-22 standards, the TSA includes:

- A reconnaissance-level site visit and visual survey of neighboring properties
- Review of regulatory and historical records
- Interview with the property owner/operator using a Transaction Screen Questionnaire (TSQ)
- A final report summarizing findings and recommendations

This process helps stakeholders make informed decisions during property transactions by flagging potential environmental risks early.
